Are you at risk?
September Luncheon graphicDigital security and data back-up is a critical topic for business owners - including property managers and their tenants. One widely accepted estimate is that each successful hack or data breach costs a small business $46,000.00 on average. In 2016, the FBI estimated that ransomware attacks cost US businesses $1 billion. There is also increasing government regulation and penalties being applied to the way businesses handle their data.

The good news is that some basic best practices and new technology implementations can significantly reduce the risk and liability for you and your tenants. Join us for the September 21st luncheon to celebrate Emergency Preparedness Month!

GOP Seeks Consensus on Debt Ceiling
debt ceiling graphicCongress is out of session until early September, but Republican leaders are looking at a potential firestorm over the debt ceiling when they return. Senate Majority Leader Mitch McConnell (R-KY) and Speaker Paul Ryan (R-WI) are leaning toward passing a “clean” debt ceiling increase before the government exceeds its borrowing authority on Sept. 29, but that will put them at odds with many rank-and-file Republicans.

Important Austin Fire Department Process Change
Fire Department photoThe Austin Fire Department has instituted a new process for service providers who inspect and test fire protection systems. Effective October 1, 2017, all fire protection systems test reports are required to be sent to the Austin Fire Department electronically by your respective organization via The Compliance Engine’s online system.

AFD has selected a private company, BRYCER, to significantly improve AFD’s ability to track and drive code compliance through BRYCER’s online tool, The Compliance Engine. Accurate and timely inspection reporting, combined with this new tracking capacity, will reduce false alarms, ensure all systems are tested and expedite the repairs of fire protection systems, helping ensure the AFD mission of saving lives and protecting property for all who live, work, visit, or do business in Austin. AFD would like to ensure this new program works well for testing companies who are our partners and we have prepared the following resources.

Marcus & Millichap: Industrial Sector Remains Hot - BOMA Austin to Launch Industrial Special Interest Group!
Austin Capital photoAccording to Marcus & Millichap’s U.S. Industrial Midyear Outlook, a robust national economy and the dramatic rise of e-commerce continues to lead to rising rents and low vacancy rates in the industrial sector. Strong hiring and wage growth is expected to continue through the end of 2017, enhancing consumer purchasing power and further strengthening retail spending, an important driver for the sector.

In fact, the proliferation of online retail is creating structural shifts in the industrial sector. As retailers compete to deliver goods to consumers quickly, there is an increasing demand for warehouse space near major metropolitan areas. As available space dwindles, asking rents have reached new highs, driving new construction and spurring developers to reconfigure older manufacturing properties. This year is expected to be the second consecutive year in which supply growth will surpass 200 million square feet. Be on the lookout for an industrial event coming soon!
